What Is A Lease Purchase?

A lease purchase is simple. It means that we agree upon a price today, we will then take over any and all responsibilities of the property, with a definitive date of purchase. On or before that date, we will cash you out. Nothing more than a delayed cash sale.

What Is Owner Financing?

This simply means we agree upon a price and monthly payment to you until we refinance or our agreement ends. We prefer to do a minimum of 48 months on these types of purchases. We can even pay a premium when making monthly principal only payments. This way you are not reporting any interest income and you get top dollar for your property.

What Is Subject To?

We are going to agree upon a price with you and close on the property. The mortgage that you currently have on the property will remain in place. We are contractually obligated to continue to pay the mortgage. On or before a specific time frame that mortgage is going to be paid off. Typically we buy a property in this manner if the property is being sold for roughly what is owed. With us you will not pay any fees or closing costs associated with a traditional sale.

What Is An Executive Lease Purchase?

This option is where you (the seller) have more control over the property. We would agree upon a price and monthly payment. Then we will put together a simple 2 page agreement allowing us to bring the property to market. This allows us to find a buyer who needs time to qualify for a mortgage. We typically work side by side with the buyer in any other option except for this one. Once we have a buyer who has been fully vetted, has a mortgage readiness date and has made a non refundable deposit we will present the buyer to you for approval. If approved we would simply assign the buyer back to you. Most sellers that chose this option have experience in real estate.
